What is a parcel locker?

A parcel locker is a bank of secure, electronically controlled compartments installed in an apartment community. Carriers drop a package into an open compartment, the system texts or emails the resident an access code, and the resident retrieves it on their own schedule. Lockers solve intake — they do not organize overflow, clear abandoned packages, or handle oversized items, which is where daily on-site package management comes in.

How many apartment package lockers does a community need?

A common planning figure is roughly one compartment for every three to four units, but real demand swings with resident demographics and peak season. Most communities that size lockers correctly for a normal week still overflow in November and December. A daily Package Manager on-site keeps turnover high so a right-sized bank behaves like a much larger one.

What happens when the package lockers are full?

Carriers stack the overflow on the floor, in the mail room, or at the leasing desk. Those piles are the actual source of resident complaints, staff interruptions, and theft claims. Can a managed package room create ancillary income?

Many of our communities recover the cost — and more — by structuring on-site package management as a resident-paid amenity fee or bundling it into a service package. It becomes a line item that pays for itself instead of an operating expense buried in payroll.

How is this different from just buying more lockers?

More lockers add capacity; they do not add labor. Someone still has to break down carrier bulk drops, handle oversized items that never fit a compartment, chase 30-day-old packages, and answer the resident at the desk. A Package Manager on-site up to six days a week is usually far cheaper than another locker bank and fixes the part hardware cannot.
